Showhouse at Castle Manor opens on Sunday

A beautiful showhouse at the new Castle Manor development at Racecourse Road, Roscommon, will open to the public on Sunday next, October 14th from 1 pm to 3 pm.   Situated at Racecourse Road, the homes in this development are within walking distance of the town centre. Some of the homes enjoy excellent views of the majestic Roscommon Castle.   Prices are very competitive for the five bedroom homes, all of which have two en-suite rooms. Prices start at €275,000, and for this you can look forward to a very spacious kitchen/dining room and a separate dining or family room with patio doors to the rear garden. The utility area has great storage space and this is augmented by further storage space under the stairwell.   The sitting room is very spacious with a semi-bay window. Natural light floods into the homes, with ample light from front and rear spreading through the house. One excellent feature of these homes is the downstairs en-suite bedroom, a great asset if elderly friends or relatives are coming to stay. The PC sum allowances are very generous. Indeed the PC sum for the kitchen, fitted unit in the master bedroom and fireplace totals €5,000.   Floor tiling will be completed by the builder, including the reception hallway, kitchen, utility and a generous tiling allowance in the two en-suites, WC and bathroom.   There are a total of 60 homes in the development. Sunday sees the launch of phase I of the project, which are the homes to the front of the development. Half and full brick facades alternate, so there’s something to suit everybody’s preferences. Phase I has a lovely green area and there is also a large green area in Phase II of the project.   The gentle hillside on which the homes are built afford the new home owners great views over Roscommon. Driveways in Castle Manor are kerbed and tarmaced and the gardens, which are levelled and seeded, enjoy great privacy. All of the homes are concrete built, ensuring less noise and greater privacy for all family members. Interiors and exteriors are fully painted and all services such as ESB and electricity are on site.   The new development will be launched this Sunday, with the showhouse open from 1 pm to 3 pm. Sale of the homes is being conducted by Property Partners Earley, who are expecting a great turnout for the occasion.   Castle Manor is built by local builder Tommy Mullaney, who apart from being a builder, also owns the Red Parrot pub in The Square, Roscommon, along with his wife Patricia. Engineer on the project is Ignatius Gaynor.   All of the homes in Castle Manor are 1,680 sq. ft. The showhouse for Sunday’s event is No. 4 and the furniture for this showhouse was supplied by McNulty’s Furniture, with flooring by Lynch Flooring. Mark Lohan constructed the superb kitchen, while Roscommon Fireplace Centre supplied the fireplace.   ‘Overall, it’s a great development site location, convenient to the town with excellent views because of the gentle hillside,’ reported Loretta Dowd of Property Partners Earley. ‘We would be confident that it will sell out. Two homes are pre-booked prior to the showhouse launch. There are 15 houses in Phase I, with seven remaining and there is great interest in them because of the location, price and finish,’ said Ms. Dowd.   For further enquiries on the properties at Castle Manor, call Loretta Dowd in Property Partners Earley on (090) 66 26579.
