Second phase of Oldwood to be launched in mid summer

Excitement is already beginning to mount in advance of the launch of the second phase of the Oldwood development in Roscommon town.             Phase I of the development enjoyed unprecedented success at its launch. The 57 houses sold out and a waiting list was established for the 53 houses in phase II. This week, Roscommon People decided to get a progress report on the development and discovered that work has started on the first 11 houses in Phase II, but as expected, interest in this high-quality development remains huge.             Phase 1 of Oldwood consisted of a mix of two, three and four bedroom homes, including bungalows, semi detached and detached homes. With 57 homes in the first phase, it was the first development on that scale in the town and no one could predict what the reaction to the properties would be. The phase was launched in August 2005 and sold out within three months of coming on the market. Indeed, all but the largest of the homes were snapped up within days of coming to the market. 50 homes were sold in the first month and the remaining seven five bedroom dormers, which were being completed at the time, were sold within two further months. The location, just off the Athlone Road and adjacent to Roscommon Golf Club was an obvious factor in the popularity, but there’s more to the Oldwood development than that.             A major reason why home buyers were attracted to the development is the quality of finish on the new homes. Building contractors on the project are the Doran Brothers, Tommy and Davy, whose family home at Acres House looks towards the new Oldwood development. The Doran duo of Tommy and Davy have taken great care with this development in their home town and the care taken shows in the finish in the homes.             The entrance to Phase 1 of Oldwood is via the road adjacent to Roscommon Hospital. The entrance to Phase two is between Hannon’s Hotel and Roscommon Golf Club. Phase II is comprised of 53 houses, with eleven prime sites at the front of the development now under construction. The homes are a mix of two, three and four bedroom homes, with more up-market features in the second phase of the development. The majority of the homes in Phase II are detached and many feature a limestone cut stone façade. A cut stone limestone wall fronts the development, complete with attractive railing and low stone walls. Most of the houses are circa 2,500 sq. ft, with house types ranging from 2,100 sq. ft. to 2,600 sq. ft.             The homes are perfect for the golfing enthusiast and some of the homes in Phase 11 even overlook the fairways at Roscommon Golf Club, enjoying exceptional views of the parkland. A large green area is another welcome feature of Phase II and the development also has a crèche midway between the two phases.             Two showhouses are being developed, one with contemporary styling and the other with classic styling. Architect on the new homes is PJ Moran from Four Roads, while interior design is by Cotton Box. Among those counted as clients by Cotton Box design group is the K Club in Kildare, Lough Rynn Estate and Golf Club in Mohill and the Gaiety Theatre in Dublin.             The eleven houses currently under construction at the front of the development are of house type one and two. House type 1 is a four-bedroom home, with a games room and two en-suite bedrooms. House type two is a four-bedroom home with a conservatory type kitchen and two rooms en-suite. One showhouse will be developed from each house type.
