The average price of a second-hand three-bedroom semi-detached house in County Roscommon has increased by 9.3% over the past year, reaching €265,000, according to the latest REA Average House Price Index.
While prices in the county remained stable this quarter, specific areas showed notable gains: Roscommon town saw a 6.9% annual rise to €310,000, and Castlerea recorded a 13% increase to €220,000.
Seamus Carthy of REA Seamus Carthy noted a slowdown in market activity in the first half of the third quarter, but a significant uptick since late August, with strong buyer interest and slightly improved stock levels. The REA Index focuses on the three-bed semi, providing a clear snapshot of Ireland’s second-hand property market.
Nationwide, the survey highlighted a surge in landlord exits following the government’s June announcement of a nationwide rent pressure zone. In areas like Carlow, Kerry, and Waterford, over 40% of sales in the past three months involved landlords, with figures reaching 60% in Limerick city and 80% in Nenagh.
Properties with an A-rated Building Energy Rating (BER) commanded a 17% premium over C-rated homes, reflecting growing demand for energy-efficient, retrofitted properties. Across Ireland, the average three-bed semi price rose 1.6% in the last quarter to €353,458, a 9.1% annual increase.
In major cities outside Dublin, prices climbed 2.2% to €368,492 (up 8% yearly), while large towns saw a 2.2% quarterly rise and 10.7% annual growth to €269,199. In Dublin, however, the market cooled, with price growth slowing significantly, fewer viewings, and properties taking five weeks or more to reach sale agreed, signalling a shift in the capital’s housing dynamics.
