Homes of the future at Roshill

Billed as ‘homes of the future’, interest is reported to be high in the first phase of Roshill, Galway Road, Roscommon, given the superb design of the homes and the A rating for energy, which means that homeowners can look forward to lower home heating bills in years to come.             15 houses in the development were released recently by Property Partners Earley in Roscommon. This is expected to be the first of three phases and features some of the most secluded and private sites in the 48-house development.             The houses currently available include a mix of two, three and four bedroom houses, the majority of which are semi-detached, but there is one detached dormer bungalow included in the present phase.             A number of properties in the development have already been sold and interest is expected to be high in this first phase, due to the quality of the homes. The homes have a steel frame construction and are built by Coffey Construction. This system of building was previously used in Carrigweir in Tuam and proved very popular. An A rating for energy ensures that new homeowners can look forward to a snug home and low heating bills.             David Diffley from Property Partners Earley notes that the homes have a very good allowance for kitchen and tiling and have optional extras such as installed eircom alarm and one-year free broadband.             Prices in Roshill start at €197,500. The development contains five house types. Cheriton is a bungalow, with four bedrooms, measuring 1,757 sq. ft. Arlington has both two and three bedroom options. A townhouse, these houses measure 850 sq. ft. for the two beds and 975 sq. ft for the three beds.   Bramley is a three bedroom townhouse, ranging in size from 1,052 sq. ft. to 1,187 sq. ft. Whitethorn is a three bedroom semi-detached home measuring 1,010 sq. ft. Cottage is a four bedroom detached bungalow measuring 1,464 sq. ft.             Roshill is situated on an elevated site less than a mile from Roscommon town and some of the properties enjoy an excellent view over the town. The development offers comfortable family living, carefree retirement or an excellent investment opportunity. In designing the property, local architects AOL Design of Abbey Street, Roscommon, have combined the style and charm of Roscommon with modern living requirements to create homes that are both beautiful and functional. Careful choice of materials and building methods ensure that the houses are eco-friendly and maintain the highest standard for modern convenience. Special attention has been paid to insulation and other energy saving devices.             The first phase of Roshill is expected to sell quickly, so early booking is advisable.
