Connaughton Auctioneers successfully sold the cottage standing on c. 38.15 acres in Ballyforan, on Thursday, 4th of July last by public auction.
The lands were offered for sale in five individual lots and one overall lot. Bidding for all lots was brisk and after a number of bids the highest offer for the overall property was €285,000 and €304,000 in individual lots.
The vendors decided to put the property on the open market for sale in individual lots with an overall sale price of €326,000 achieved as follows – Lot 1: Cottage on c. 0.85 acres – €57,000; Lot 2: c. 13.81 acres – €60,000; Lot 3: c. 5.85 acres – €52,000; Lot 4: c. 8.82 acres (Ballyforan side) – €82,000; Lot 5: c. 8.82 acres (Feevagh side) – €75,000.
Auctioneer for the sale Ivan Connaughton stated: “We were delighted to be agents for the sale of this property. Located in renowned farming district, there was substantial interest in all lots. A solicitor purchased all the lots in trust to whom we believe is a native of the area residing abroad. We now require similar properties in the area for underbidders. Our next public auction will be a 145-acre farm with extensive farm buildings in Castlesampson, just outside Athlone”.
