Average three-bed semi in Roscommon reaches €287,500

The average price of a second-hand three-bedroom semi-detached home in County Roscommon has risen to €287,500, according to the latest Real Estate Alliance property survey.

The figure represents an increase of 1.8% over the past three months, from €282,500 in the previous quarterly survey.

At the beginning of this year, the same REA survey put the average Roscommon price at €270,000, meaning its benchmark property has risen by €17,500 during 2026.

The figures come as separate national data published by Daft.ie points to a cooling in the pace of property-price growth nationally.

Daft’s latest sales report found national list-price inflation stood at 3% in the year to September, compared with 5.8% a year earlier. The average national asking price during the third quarter was just under €445,000.

Separately, Daft’s current County Roscommon market data puts the average asking price over the 12 months to September at approximately €254,000, up 6.4% on the previous period, while the average sold price was €240,900.

The different figures should not be directly compared as equivalent measures: REA tracks the price of a standard second-hand three-bed semi, while Daft’s county figures cover a broader mix of properties.
