1. Qualified means quality 

Instruct a qualified Chartered Surveyor & Estate Agent to value and market your property.

2. Provide relevant information

In order for us to provide the best advice we will need relevant information from you such as: Site plans, title check, boundary check, planning permission etc.

3. Agree guide price and choose method of sale

Once we have viewed, measured and analysed all information relevant to your property we will sit down with you and advise you of our opinion of value and suggested asking price.

  Properties can be sold by private treaty, auction or tender. There are advantages and disadvantages to each and REA Seamus Carthy can advise you on which method is best at any particular time, taking market conditions into consideration.

4. Property contract

It is vital that you as the seller and us as your agent understand the terms and conditions that apply to the sale process – this includes fees. We will ensure that the Property Services Agreement is signed by both parties to ensure no misunderstandings occur throughout the process.

5. Arrange BER cert

A BER cert is basically an energy label for your home – similar to that on electrical appliances. It is mandatory that any property offered for sale has a BER cert. REA Seamus Carthy can discuss this with you and arrange for you.

6. Marketing Campaign

REA Seamus Carthy provides a marketing campaign specifically tailored to your property.

  This includes a colour brochure, for sale signage, newspaper advertising and online advertising. REA Seamus Carthy ensures that your property obtains maximum exposure and is advertised on REA.ie, Myhome.ie, Daft.ie, Rightmove.co.uk and Zoopla.co.uk.

7. Your solicitor

We instruct your solicitor on your behalf. We can suggest a local solicitor from a trusted panel if you do not already have one.

8. Prepare your property for viewing

We advise on how best to prepare your property for viewing and how to give the best possible impression- Remember first impressions last!

9. Sale Agreed

Once a price is agreed with a new purchaser we will seek a booking deposit from the proposed purchaser. We will liaise with your solicitor and the buyer’s solicitor to ensure the sales process closes as efficiently as possible.

10. Sold!

Contracts are signed by both parties and the balance of the deposit (if any) is paid. A completion date is agreed and the solicitors finalise the process. Congratulations your house is now sold!
